Kennewick Wants to Develop Columbia Park, Good Idea or Bad Idea? [POLL]

Kennewick City is seeking permission from the Army Corps of Engineers to develop the riverfront along Columbia Park. If they get it, what do you want to see go in?

I believe they have something like Clover Island in mind. Still a beautiful gem along the river the entire public can enjoy, but also a commercial center that gets use even when there's no big event drawing crowds.
Some don't like the idea of public riverfront being turned private, but I have to admit Columbia Park is mostly dead except for the events. It seems a better use of the land. What do YOU think?
